Comprehensive Plan <br />Resource Management System <br />The Resource Management System Plan goal of preserving surface water quality is supported <br />by the construction of stormwater management BMP's such as curb, gutter, and stormwater <br />pond. <br />Land Use Plan <br />The Comprehensive Plan guides this property for medium density residential. The proposed <br />independent senior housing building is consistent with residential density land use. <br />Housing Plan <br />The goals and policies of Housing Plan are supported by the independent senior housing <br />building. <br />Transportation Plan <br />Goals of the Transportation Plan are to ensure that street and roads are as safe as possible and <br />to reduce unnecessary traffic. The arterial, collector and local roads have capacity to handle the <br />traffic volume of the independent senior housing building. Sidewalks and trails are in place to <br />provide safe pedestrian corridors. <br />Sanitary Sewer and Water Supply Plan <br />The new independent senior housing building will be municipally served by an 8" PVC <br />sanitary sewer and an 8" DIP watermain located along Chestnut Street. The existing sanitary <br />sewer and water supply system have capacity for the new development. <br />Findings of Fact <br />The Findings of Fact for NorthPointe 8th Addition and NorthPointe Garden Estates PUD Final <br />Plan/Final Plat are detailed in Resolution No. 22-16. <br />RECOMMENDATION <br />Staff and Boards recommend approval of the PUD Final Plan/Final Plat and Development <br />Agreement. <br />ATTACHMENTS <br />1.
