The analysis would determine the <br />turn lane and traffic control needs at the adjacent intersections and site access streets. <br />• A second access to the multi -family area should be provided. <br />• The City's Comprehensive Plan identifies two trail segments and a greenway through <br />or adjacent to the proposed development. One provides a connection adjacent to <br />Century Trail from the existing trail along Robinson Drive and the other is a new trail <br />through the site from Century Farms North Park to the Main Street (CSAH 14) at <br />Sunset Avenue (CSAH 53) intersection. These trails should be included as part of the <br />Concept Plan. <br />• Wetlands <br />The site includes wetlands along the ditches and in the area north of Carl Street. An approved <br />wetland delineation will be required. The applicant will need to work with RCWD for Wetland <br />Conservation Act regulations. <br />• Landscaping <br />The landscaping will be reviewed with future submittals. <br />• Floodplain <br />Most of the site is within the City's General Floodplain District (FEMA Zone A). A Base Flood <br />Elevation will need to be determined and approved by FEMA. A LOMR will be required. RCWD will <br />require floodplain mitigation. <br />• Drainage and Utility Easements <br />Per City Code, the City requires 10-ft wide drainage and utility (D&U) easements along plat <br />Robinson Property Concept Plan Engineering <br />
