Comprehensive Plan <br />Resource Management System <br />The Resource Management System Plan goal of preserving surface water quality is supported <br />by the construction of stormwater management BMP's such as curb, gutter and infiltration <br />basins. <br />Land Use Plan <br />The Comprehensive Plan guides this property for commercial use. The proposed PTAC <br />development is consistent with commercial land use. <br />Housing Plan <br />The goals and policies of Housing Plan are not negatively impacted by the proposed PTAC <br />development. A 6 feet high fence or landscape screen 40 ft in length will be required adjacent <br />to the residential development to the southeast. <br />Transportation Plan <br />Goals of the Transportation Plan are to ensure that street and roads are as safe as possible. <br />CSAH 23 (Lake Drive) is an A -Minor Reliever Road and is capable of handling the additional <br />traffic volume proposed by the PTAC development. <br />Sanitary Sewer and Water Supply Plan <br />A 12" DIP watermain and 21" PVC sanitary sewer main along CSAH 23 (Lake Drive) provide <br />public utilities to the site and building. The existing sanitary sewer and water supply system <br />have capacity for the new development. <br />Anoka County Highway Department <br />The Anoka County Highway Department reviewed the proposed development. They <br />commented that the turn lane should be extended by approximately 90 feet. Sheet C3A, <br />Restripe Turn Lane plan was submitted and shall be reviewed and approved by Anoka County. <br />Public Safety Comments <br />The Fire and Police Divisions reviewed the plans and had no issues that needed to be <br />addressed. <br />Environmental Board <br />The Environmental Board reviewed the project on November 30, 2021 and recommended <br />approval with conditions. Those conditions are summarized in the attached Environmental <br />Memo dated December 1, 2021. <br />
