This project calls for a 30 inch high planting screen. Continuous screen is not present on
the north perimeter. Planning staff also notes the 30 inch screen is required to provide
year round screening and therefore, should be coniferous shrubs.
Buffer and screen standards have not been met.
Canopy Cover
Canopy cover standards call for a minimum of 40% canopy coverage. Canopy coverage
values are calculated per tree based on the anticipated size 15 years after planting, and the
distance to hardscape edge from the planting location.
Vehicular hardscape planned:
34,276 sq ft
Canopy cover requirement:
13,710 sq ft
Canopy cover provided:
8,675 sq ft
Canopy cover requirements have not been met.
Foundation Landscaping
The purpose of these standards is to soften and enhance building architecture, define
access points, add color and seasonal interest, and to blend buildings in with the natural
environment.
