Building Design: The building has a contemporary design using three colors of face brick, plus <br />accent areas of EIFS, colored fabric awnings and metal sunscreen features. Energy efficient glass is in <br />thermally broken aluminum storefront frames. The parapet wall of the building has been extended up <br />vertically to naturally screen the rooftop HVAC units. The building will be of Type II-B, non-combustible <br />construction, fully sprinklered, with Group M occupancies. <br />Setbacks: The development complies with all parking setbacks and building setback requirements. <br />Site and Building Signage: We are proposing one freestanding ground sign at the corner of Main <br />Street and Otter Lake Rd.; and another ground sign at the driveway entrance off 'Street A'. Tenant <br />wall signs will consist of internally illuminated signs on wiring raceways. Directional signage for <br />internal circulation will be ground mounted metal signs on metal posts. <br />Storm Water Utility: Lot 1 slopes from the southeast to the northwest, where catch basins are <br />located to pick up the storm water and convey out to a new local storm sewer collection pipe under <br />'Street A'. Prior to 'Street A' being extended, the storm pipe will temporarily discharge into a swale <br />that leads to the regional storm water basin in the southwest corner of the overall development. <br />Storm water management will be significantly improved by this addition of the storm water treatment <br />system for water quality and rate control, in compliance with local requirements. <br />Sanitary Sewer Utility: Sewer service will be extended under 'Street A' from Otter Lake Rd. to <br />serve new development sites. A service line will be brought in to serve Lot development as needed. <br />Water Supply Utility: Water service will be extended under 'Street A' from Otter Lake Rd. to serve <br />new development sites. Separate service lines will be brought into Lot 1 for domestic water supply and <br />fire hydrant service as shown on the Utility Plan. <br />Electric and Gas Utilities: Electric and gas services will be brought in by those service providers. <br />Landscaping: A pleasing variety of overstory trees, plantings and ground cover will be provided on <br />Lot 1 development to meet city standards. An automatic lawn irrigation system will be installed. <br />Remaining disturbed areas on the Outlots will be seeded to prevent erosion. <br />End of narrative <br />2 <br />
