The Master Plan anticipated a mix of residential and commercial uses on the <br />site, specifically noting that the mixed use district "would allow for, though not mandate, <br />the inclusion of residential units, possibly in multi -story buildings. This would provide <br />customers for the commercial development, and the commercial services would be <br />convenient to the residents." <br />The Master Plan had four objectives: <br />1. Identify appropriate land uses (present and future) in the study area. <br />2. Plan for road improvements to provide good access and circulation. <br />3. Identify routing & phasing solutions for utilities to facilitate future <br />development. <br />4. Plan for redevelopment while recognizing existing businesses. <br />The Master Plan identifies planning and redevelopment requirements related to site <br />configuration, transportation and access, trails and open space, municipal utilities, site <br />design and urban form and stormwater management that should be incorporated into <br />proposed developments.
