Bald Eagle Erectors <br /> <br />The applicant, Bald Eagle Erectors, 7309 Lake Drive, owns the 5.45-acre parcel <br />located at 7309 Lake Drive. Bald Eagle Erectors is requesting to bring the property <br />into conformance with the open and outside storage requirements of the Light <br />Industrial Zoning District through the issuance of a conditional use permit. The <br />applicant primarily leases the site to Mobile Mini, a company that leases construction <br />trailers and outside storage bins, which are stored on site. The applicant is proposing <br />to pave a portion of their property for outdoor storage and install stormwater <br />management upgrades. <br /> <br />SITE PLAN <br /> <br />Some measures shall be taken to prevent storage off defined storage area, whether <br />with a fence, or curb and gutter. <br /> <br />Grading and Stormwater Management <br /> <br />For Light Industrial zoning, the maximum impervious surface coverage must be 75% <br />or less of the total lot area. The site design meets that. <br /> <br />New impervious area surface waters flow to the proposed infiltration basin. Rice <br />Creek Watershed and our City engineers will verify that the pond is adequately sized <br />for the newly created impervious. <br /> <br />Landscape <br /> <br />Open space other than impervious south of the building. <br /> <br />The open area south of the building cannot be used for storage or parking of any kind. <br />This area should be returned to natural ground cover and have a control measure to <br />insure the space is not used for any other purpose. <br /> <br />A low profile native seed mix should be planted in this area or turf with an irrigation <br />system. <br /> <br />Infiltration Pond/Landscaping <br />
