<br />APPROVED MINUTES <br />5. ACTION ITEMS <br /> <br />A. Golden Acre/Preliminary Plat Review <br /> <br />This project is located in Mar Don Acres, between Lois Lane and Arlo Lane. <br />Mr. Anderson is requesting preliminary and final plat approval to subdivide an <br />existing 1-acre parcel into a four (4)-lot subdivision titled Golden Acre. <br /> <br />The City Council previously approved the preliminary and final plat approval along <br />with the variances in 2006. That approval has since expired and the applicant has <br />resubmitted the request. <br /> <br />The City will require perimeter control around each house pad at the time of <br />construction and rock entrances are required for each lot. <br /> <br />The City will also require an infiltration basin to control volume and runoff pollutants <br />from the site. <br /> <br />As part of the tree preservation, remove the dead cottonwood. The two pines will be <br />the owners’ responsibility <br /> <br />Ms. Kaufenberg would like the builder to consider native vegetation outside the pond <br />area. <br /> <br />Mr. Sullivan questioned the location of the infiltration basin pond. <br /> <br />Mr. Asleson stated that the infiltration basin would be behind the homes. <br /> <br />Ms. Andrzejewski recommends forwarding the preliminary plat on to the P&Z and <br />the City Council. Ms. Holmes seconded the motion 6-0. <br /> <br />B. Houle’s 1st Addition <br /> <br />Mr. Guy Houle would like to build a single family home on Lot 1. <br /> <br />There are no national heritage concerns on this property. <br /> <br />Soils are Dundas fine loam. The water table within 2-3 feet of the surface. <br />An erosion control plan is needed. A Rice Creek Watershed District conservation <br />easement may be required for this site. <br /> <br />Request tree protection along the property lines. <br /> <br />Recommends forwarding this on to Planning & Zoning and the City Council. <br /> <br />Ms. Holmes inquired where the infiltration pond would be located.
