CITY OF LngO TAM=
PARK BORRD XSETIM
NMWAY, OCTCBM 3, 1994
raw land purchase. At the $16,500 minim= per acre purchase
price, the park cash dedication would be approximately $1485.
The dedication for the conrercial 1.6 acres of land would be at a
later date and subject to the commercial park land dedication
requirements.
Kirk Corson, representing Hokanson Developer, introduced himself
and said the development was zoned R-4 and would have 15 units
per acre. Kirk and Marty continied to discuss the area and
answer questior)z.
There was a questions as to what could be placed in the park.
Marty stated that a 2801 informal hallfield would fit well in
this area. There was discussion as to placing a 4-way stop at
81m Street and Lake Drive, the re-aligrEnent of Highway 49, the
impact the alignment would have on the existing development and
how it would effect the trail. Marty responded there would be no
effect on the developwnt or trail system. Tt was asked whether
the trail would cross the freeway. Marty stated that the trail
could not cross the freeway, at the present time, as the bridge
does not have pedestrian walkways. George wanted to know where
the commercial area was 'going to be. Kirk Corson pointed out
that it was going to be on the North side of Aqua Lane and Lake
Uuive. Kirk said the commercial area was going to be completed
la the future and stated he thought a pizza business or something
similar, that would serve the area well, wiculd be built there.
There was also discussion on a transportation trail on Lake Drive
from the new Park Building to Shirley Yaye's. Joe thought that
there was a deep gully and several single family dwellings along
the way so it would be difficult to ccstruot it there. Kirk
said he thought the road was going to be widened to a four lane
road and would have a 120, right-of-way. George stated that this
was going to be quite a dense development and we should plan
ahead for a transportation trail going South. Marty stated the
transportation trail should run on the right-of-way, all the way,
and not on Wk property.
Kirk asked Martyr about the location of the internal trail. He
asked about trail locations, in the development, and stated he
felt they were duplicating their efforts with the trails they had
to put in. Marty said that the Comprehensive Park Plan requires
that there be a trail along Aqua Lane going into the county Park_
Kirkwanted to let the board know that they did not intend to
make a board walk or put the trail in the wetland area.
