Sanitary Sewer and Water Supply Plan <br />A 2 1 " sanitary sewer main and 16" watermain along Otter Lake Road provide public <br />utilities to the site. The sanitary sewer and water supply system have capacity for the <br />building addition. <br />Alternative Urban Areawide Review (AUAR) <br />The site is within the 2005 I-35E Corridor AUAR environmental review boundary. The <br />AUAR was updated in April 2020. The AUAR identified this site as industrial in all 3 <br />land use scenarios. The proposed building addition to Otter Lake Animal Care Center is <br />consistent with industrial development. No further environmental assessment is required. <br />Wetlands <br />A Wetland Delineation Report was prepared by Jacobson Environmental PLLC dated <br />November 12, 2018. A WCA Notice of Decision for the wetland delineation was issued <br />by RCWD on May 6, 2019 and is valid for 5 years. The wetland delineation report noted <br />2 basins on site. Per RCWD, the north basin (0.152 acres) was found to be incidental <br />under WCA and is not a wetland. This basin is used for stormwater management. The <br />south basin (0.080 acres) is a wetland, but no impacts are proposed. <br />The wetland is not in the Wetland Management Corridor; therefore, no conservation <br />easement or buffer is required. A drainage and utility easement extending 10 feet from <br />the delineated boundary will be required over the portion of the south wetland that is <br />located on the subject site. <br />Shoreland District <br />The parcel is not located within the Shoreland District. <br />Floodplain <br />There are no floodplains located on site. <br />Anoka County Highway Department <br />Anoka County Highway Department reviewed the plans and have no comments. <br />Public Safety Comments <br />The Fire Division reviewed the proposed building addition and parking lot expansion and <br />did not have any comments or concerns. <br />
