101� CITY OF LINO LAKES <br /> RESOLUTION NO. 22-78 <br /> RESOLUTION APPROVING WATERMARK 51h ADDITION <br /> PUD FINAL PLAN/FINAL PLAT <br /> WHEREAS, the City received a land use application for Watermark 5th Addition PUD <br /> Final Plan/Final Plat approval hereafter referred to as Development; and <br /> WHEREAS, City staff completed review of the proposed Development based on the <br /> following plans and information: <br /> • Cost Estimate Summary prepared by Carlson McCain dated March 8, 2022 <br /> • 5th Addition Specification Book prepared by Carlson McCain dated February 11, <br /> 2022 <br /> • Watermark 5th Addition Final Plat prepared by Carlson McCain <br /> • Sanitary Sewer, Water Main, Storm Sewer and Street Construction Plans prepared <br /> by Carlson McCain dated February 11, 2022 <br /> • Site Landscape Plan prepared by Carlson McCain dated March 18, 2022 <br /> • Grading, Development & Erosion Control Plan prepared by Carlson McCain <br /> dated March 19, 2021 <br /> • Watermark 5th Addition Home Plans Booklet prepared by Lennar dated May 22, <br /> 2022 <br /> • Watermark Architectural Standards Matrix; and <br /> WHEREAS, the City Council the approved the PUD Development Stage <br /> Plan/Preliminary Plat with Resolution No. 16-51 on June 13, 2016; and <br /> WHEREAS, the Planning & Zoning Board reviewed and recommended approval of the <br /> Development on July 13, 2022; and <br /> WHEREAS,the proposed Development is not considered premature and meets the <br /> performance standards of the subdivision and zoning ordinance; and <br /> NOW, THEREFORE BE IT RESOLVED by The City Council of The City of Lino <br /> Lakes hereby makes the following: <br /> FINDINGS OF FACT <br /> 1. The final plat substantially conforms to the approved preliminary plat subject to the <br /> conditions listed below. <br /> 2. The City Attorney reviewed the status of title/property ownership related to the <br /> final plat and notes the title commitment shall be updated. <br /> 3. A Development Agreement has been drafted and shall be executed. <br /> 4. Conditions attached to approval of the preliminary plat have been fulfilled or <br /> secured by the Development Agreement. <br /> 1 <br />
