Staff Comments <br />As proposed, the PUD concept plan is most comparable to the R-2 Single <br />Family requirements. PUD flexibility would be required for lot sizes, lot <br />widths, lot depth, side setbacks and housing products. <br />An additional 10ft of street right-of-way is required along CSAH 23 (Lake <br />Drive). <br />Lot 1, Block 1 will not meet the 40ft setback requirement after additional <br />street right-of-way along CSAH 23 (Lake Drive) is dedicated. <br />Landscape buffer and screening are required along all perimeters of the lot. <br />The impervious surface of the entire development cannot exceed 50%. <br />
