Belland Farms Second Addition will be served with an adequate waste disposal system. The <br />development will be municipally served by a 2 7 " sanitary sewer main along Rosemary Way. The <br />development is located in Utility Staging Area IA (2018-2025) and Sanitary District 5 (Sub - <br />District 5A). Sanitary flows from this district are conveyed to the southeast, discharging into the <br />MCES Lino Lakes Relief Interceptor located at the intersection of CSAH 14 and 24`h Avenue. <br />The sanitary sewer system has capacity to accommodate the commercial day care facility. <br />BE IT FURTHER RESOLVED by the City Council of The City of Lino Lakes hereby <br />establishes that Belland Farms Second Addition is not a premature subdivision; and <br />BE IT FURTHER RESOLVED by The City Council of The City of Lino Lakes hereby <br />approves the preliminary plat for Belland Farms Second Addition subject to the following <br />conditions: <br />1. A Land Use Application and submittals are required for final plat after City Council <br />approval of preliminary plat. <br />2. A Declaration for Maintenance of Stormwater Facilities related to the private storm sewer <br />shall be recorded related to the final plat. <br />3. A Development Agreement and securities related to the final plat shall be required. <br />BE IT FURTHER RESOLVED by The City Council of The City of Lino Lakes hereby <br />approves the Development subject to the following comments being addressed at the time of <br />final plat submittal: <br />1. All comments from the City Engineer memos dated August 3, 2022 shall be addressed. <br />2. All comments from the Environmental Coordinator memo dated August 1, 2022 shall be <br />addressed. <br />3. Sheets 1 and 2, Certificate of Survey and Preliminary Plat: <br />a. The Certificate of Survey and Preliminary Plat for Belland Farms Second <br />Addition shall orientate on the page the same direction as the approved <br />preliminary plat for Belland Farms. <br />b. The preliminary plat is not consistent with the approved Belland Farms <br />preliminary plat. <br />i. Rosemary Way street right-of-way shall extend to the west lot line on the <br />preliminary plat. <br />ii. Lot 3 shall be shown on the preliminary plat to the west of Lot 2. <br />c. The preliminary plat shall plat the balance of the site into lots consistent with <br />Sheet 5, Ghost Plat. <br />d. An additional seven (7) ft of road right-of-way is required along 24th Avenue <br />4. A separate plan set shall be submitted for the public street and utility improvements <br />related to Belland Farms Second Addition and Rosemary Way. <br />5. The property lines on all plan sheets shall be shown as a solid line. <br />6. A 5ft wide sidewalk shall be installed along both the north and south side of Rosemary <br />Way and terminate at the end of the street construction <br />7. Sheet C3.1, Utility Plan: <br />a. The existing municipal utilities shall be labeled. <br />b. Public utilities shall be extended north along 24th Avenue to the north lot line to <br />service future development. <br />
