senior apartment building fronting Lake Drive, along with a future assisted living building to the <br />west. Residential density is generally consistent with the comprehensive plan. <br />The concept does not currently provide for a commercial component. However, Anderson has <br />identified approximately 1 acre along the south side of the property for future retail. At this <br />time Anderson does not have a commercial user, but is open to providing land for possible <br />assembly in the future. <br />Anderson Companies has provided a narrative of their site investigation to date and are <br />requesting City Council input on the updated concept and key discussion points including: <br />• Future commercial uses <br />• access <br />• financial assistance <br />The Economic Development Advisory Committee (EDAC) discussed the site and possible <br />financial assistance at its August 4, 2022 meeting. The EDAC was pleased with the reduction in <br />density and generally supportive of the proposal noting that they still need to see more <br />refinement in the development plan and details of project cost. <br />The main City goals associated with the project, discussed with the EDAC included: <br />1. Increase in taxable market value <br />2. Clean up of nonconforming uses and environmental remediation <br />3. Assembly of multiple parcels into a cohesive design <br />4. Enhanced pedestrian and streetscape amenities along the County Roads. <br />The Planning & Zoning Board discussed the site at its August 10, 2022 meeting. They were <br />generally supportive of the direction Anderson was headed and supported continuing <br />discussions. <br />Representatives from Anderson Companies will be present at the meeting to discuss the project <br />and potential for financial assistance. <br />Requested Council Direction <br />Staff is requesting comments on the concept and key discussion points. <br />Attachments <br />1.
