Public Land Dedication <br />Public land dedication and park fees are not applicable because the lot is not being subdivided. <br />Site and Building Plan Review <br />Site Plan <br />Per applicant's narrative, "Kwik Trip, Inc. is proposing the construction of a convenience store <br />with an integral single bay carwash and 10 dispenser fueling canopy. The requested hours of <br />operation will be 24 hours for all uses. The type of products that will be sold will be similar to <br />that of our existing stores throughout the mid -west: fresh produce, bakery and dairy, hot and <br />cold food and beverages, fresh meat and groceries, tobacco products, lotto, convenience store <br />merchandise, alcohol, gasoline, E-85, ice and propane. The outside merchandising of products <br />is being requested next to the store (two ice chests and one propane cage) and underneath the <br />proposed main canopy. To ensure that the freshest products are sold in our stores, we request <br />that daily deliveries be allowed." <br />The building is strategically located in the northeast corner of the site to provide as much <br />separation as possible from the residential neighbors to the west and south. The parking lot is <br />also located on the east and south side of the building near Hodgson Road allowing the building <br />to screen a majority of the parking lot. The front of the building faces south. The fueling station <br />canopies are located south of the building. Five (5) underground fuel tanks are located south of <br />the canopy. <br />The attached car wash is located on the north side of the building. The entrance is on the west <br />and the exit is on the east towards the Lake Drive and Hodgson Road intersection. A vacuum <br />is located along the east lot line. The car wash dryer and vacuum are the furthest distance from <br />the Pine Hollow neighborhood to help alleviate noise concerns. <br />Staff Comments: <br />1. A sidewalk or trail connection shall be made from the southwest intersection of Lake <br />Drive and Hodgson Road to the parking lot. <br />2. An 8.5' wide trail connection shall be made from Sandhill Drive to the parking. The <br />trail to Sandhill Drive will then connect with the City's existing trail system. <br />Overall, the proposed site plan meets ordinance and performance standard requirements unless <br />otherwise noted. <br />Lot Size and Setbacks <br />GB <br />710 <br />Kwik Trip Lot <br />Requirements <br />Min.
