(e) The retail sale of agricultural products and agriculturally related products. The <br />retail sale of non -agriculturally related products is limited to 25 percent of items offered for sale. <br />(f) Uses (a) through (e) listed above may include any or all of the following ancillary <br />agriculturally related uses and some non -agriculturally related uses so long as the general <br />agricultural character of the farm is maintained, and the non -agriculturally related uses comprise <br />less than 50 percent of the gross receipts from the farm. <br />1. Value-added agricultural products or activities such as educational tours of the <br />site or processing facilities, educational classes, lectures, seminars, etc. <br />2. Playgrounds or equipment such as slides, swings, or similar structures (not <br />including motorized vehicles or rides). <br />3. Petting farms, animal display, and pony rides. <br />4. Wagon, sleigh, and hayrides. <br />5. Nature trails. <br />6. Open air or covered picnic area with restrooms. <br />7. Historical agricultural exhibits. <br />8. Food trucks, concession stands, or temporary food services to host visitors once <br />attracted to the agricultural business for the purposes of entertaining and/or educating. <br />(4) The site shall comply with the following requirements: <br />(a) Minimum lot area of 10 acres. <br />(b) All uses permitted by this section shall have at least one (1) primary access onto a <br />collector street as identified on the functional classification map with the condition that the <br />increase in traffic shall not create a nuisance, to nearby residents by way of traffic or noise or <br />increase the public cost in maintaining the street. <br />(c) All structure, parking area, and agritourism related activity setbacks shall be 50 <br />feet from any side or rear lot line. Drive aisle setbacks shall be 20 feet to any side or rear lot line. <br />IM <br />
