DWELLING, EFFICIENCY. A dwelling unit consisting of not more than one habitable <br />room together with kitchen or kitchenette and sanitary facilities. <br />DWELLING, MULTIPLE -FAMILY. A building containing more than two dwelling units. <br />DWELLING, SINGLE FAMILY DETACHED. A building which is designed for and <br />occupied by not more than one family and surrounded by open space or yards and which is not <br />attached to any other dwelling by any means. <br />DWELLING, TOWNHOUSE. A one -family dwelling in a row of at least three (3) such <br />units in which each unit has its own front and rear access to the outside, no unit is located over <br />another unit, and each unit is separated from any other unit by one or more common fire resistant <br />walls. <br />DWELLING, TWO FAMILY. A building containing two dwelling units, each of which is <br />totally separated from the other by an unpierced wall extending from ground to roof or an <br />unpierced ceiling and floor extending from exterior wall to exterior wall, except for a common <br />stairwell exterior to both dwelling units. <br />DWELLING UNIT. One or more rooms, designed, occupied or intended for occupancy as <br />separate living quarters, with cooking, sleeping and sanitary facilities provided within the dwelling <br />unit for the exclusive use of a single family maintaining a household. <br />EASEMENT. A grant of one or more of the property rights by the property owner to and/or <br />for the use by the public, a corporation or another person or entity. <br />ELDERLY (SENIOR CITIZEN) HOUSING. A multiple dwelling building with open <br />occupancy limited to senior citizens. <br />ESSENTIAL SERVICES. The erection, construction, alteration, or maintenance by public <br />utilities or municipal departments of underground or overhead telephone, gas, electrical, <br />communication, water or sewer transmission, distribution, collection, supply or disposal systems <br />including poles, wires, mains, drains, sewers, pipes, conduits, cables, fire alarm boxes, police call <br />boxes, traffic signals, hydrants and other similar equipment and accessories in connection <br />therewith for the furnishing of adequate service by such private or public utilities or municipal <br />departments. Personal wireless service and commercial broadcasting antennas and towers shall <br />not be considered an essential service. <br />EVENT CENTER/RECEPTIONHALL. A facility located on private property that primarily <br />functions to provide a facility for any type of social gathering that is available for use by various <br />groups for such activities as public assemblies, meetings, private meetings, retreats, parties, <br />weddings, receptions and dances. <br />EXISTING USE. The use of a lot or structure at the time of the enactment of a zoning <br />ordinance. <br />OR <br />
