§ 1007.020 SITE AND BUILDING PLAN REVIEW. <br />(1) Purpose. The purpose of this section is to establish Site Plan Review procedures and <br />provides regulations pertaining to the enforcement of site design standards consistent with the <br />requirements of this chapter. All site and building plans for multiple family, commercial, industrial <br />or public/semi-public uses shall require review and approval by the Community Development <br />Department. Relocated structures shall also require a site and building plan review as required by <br />City Code Section 1007.047 <br />(2) Submittal Requirements. An application for a site and building plan review shall be filed <br />with the Zoning Administrator and shall be accompanied with the following information: <br />(a) Proof of title and contract/purchase agreement and property owner signature on the <br />application form when applicable. <br />(b) Certificate of Survey prepared by a licensed land surveyor identifying the following: <br />Scale (engineering only) of at least one (1) inch equals 100 feet. <br />2. North point indication. <br />3. Existing boundaries with lot dimension and lot area. <br />4. Existing buildings, structures and improvements within 100 feet of the exterior <br />boundaries of the subject property. <br />Easements of record. <br />6. Delineated wetland boundary. <br />7. OHWL of any lakes or DNR waters within 100 feet of property. <br />8. FEMA floodplain boundary and Flood Insurance Study (FIS) base flood elevation <br />(BFE) determination. <br />9. All encroachments. <br />10. Legal description. <br />(c) Site Plan prepared by a licensed professional using the current Certificate of Survey <br />as a base depicting the following: <br />1. Name of project or development. <br />2. Name and address of developer and/or owner. <br />3. Name and address of engineer/architect/designer. <br />50 <br />
