<br />WS – Item 3 <br />WORK SESSION STAFF REPORT <br />Work Session Item No. 3 <br /> <br /> <br />Date: October 3, 2022 <br /> <br />To: City Council <br /> <br />From: Katie Larsen, City Planner <br /> <br />Re: Villas on Vicky PUD Concept Plan Review <br /> <br /> <br />Background <br /> <br />At the August 1, 2022 and September 6, 2022 Work Sessions, staff presented the Villas <br />on Vicky PUD Concept Plans. This latest plan proposes the following: <br /> <br />• 17 single family lots <br />• Net density is 4.06 which meets the minimum medium density requirement of 4-6 <br />units per net acre. <br />• Vicky Lane realigned with Kelly Street <br />• Varying lots widths from 43ft to 58ft <br />• Varying lot depths from 125ft to 168ft <br />• Varying garage sizes from 22’ x 22’ and 24’ x 22’ <br />• 26ft wide private drive <br />• Two (2) areas for on-street parking (private drive is 28ft wide in these areas) <br />• Setbacks <br />o 25ft front <br />o 6.5ft sides <br />o 26-30ft rear <br />• HOA owned and maintained common courtyard area with potential community <br />gardens, benches, street lights, and wild grasses. <br />• Privacy fence near Lot 1, 16 and 17. <br /> <br />Requested Council Direction <br /> <br />Council is asked to provide additional comments to the developer regarding the revised <br />PUD Concept Plan in regards to lot widths and depths, garage sizes, courtyard area, etc. <br /> <br />Attachments <br /> <br />1.
