The Planning & Zoning Board did not recommend a more defined cornice. <br />Outdoor Lighting <br />Per Section 1007.043(6)(d), no light source shall exceed 1.0 foot candle onto right of way or <br />0.4 foot candle onto adjacent property. Page M, Photometric Site Plan shows all foot candle <br />measurements meet requirements. <br />Light fixtures on both the building and 20' high light poles are down lit and cutoff as required <br />by city code. <br />Off -Street Parking Requirements <br />Per City Code Section 1007.044(6): <br />(1) Office Buildings, Veterinary Hospitals, Professional Offices and Medical Clinics. <br />Three (3) spaces plus at least one (1) space for each two hundred (200) square feet of floor area. <br />For the 4,200sf dentist office with 3,780sf floor area: <br />Three (3) spaces + (3,780/200) = 22 spaces required. <br />(r) Restaurants, Cafes, Private Clubs Serving Food and/or Drinks, Bars, On -Sale <br />Nightclubs. Ten (10) spaces for each one thousand (1,000) square feet of dining room, plus one <br />(1) space for each employee of the maximum work shift. <br />For the 2,240sf coffee shop with 1,120sf of dining room and 6 employees: <br />(10 spaces x (1,120/1,000)) + 6 = 17 spaces required. <br />A total of 39 spaces are required. The site has 41 spaces plus 2 ADA spaces for a total of 43 <br />spaces. Parking requirements are met for both the dentist office and coffee shop. <br />Accessory Uses: Drive Through Service Facilities <br />Per City Code Section 1007.112(7): <br />(b) Drive -through service facilities: <br />1. Not less than one hundred twenty (120) feet of segregated automobile <br />stacking must be provided for the single service lane. Where multiple service <br />lanes are provided, the minimum automobile stacking may be reduced to sixty <br />(60) feet per lane. <br />Over 300ft of automobile stacking space is provided. <br />
