<br />NARRATIVE: Watermark PUD Concept Plan (Northeast Area Revision) <br /> <br />U.S. Home Corp, dba Lennar, is pleased to submit this PUD Concept Plan application for the proposed <br />revisions to the northeast area of the Watermark community. Lennar is proposing to convert what was <br />proposed as Villa lots in the northeast corner of Watermark to Heritage, Venture, and Townhome lots. <br /> <br />Proposed changes to the approved Preliminary Plat: <br />• Preliminary Plat Blocks 28, 29, 30, 32, 33 converting from 84 Villa lots to 74 Townhome lots; <br />• Preliminary Plat Block 31 converting from 10 Villa lots to 13 Venture lots; <br />• Preliminary Plat Block 27 converting from 5 Villa lots to 6 Venture lots; <br />• Preliminary Plat Block 26 converting from 12 Villa lots to 14 Venture lots; <br />• Preliminary Plat Block 25 converting from 9 Villa lots to 11 Venture lots; <br />• Preliminary Plat Block 21 converting from 21 Villa lots to 23 Heritage lots; <br />• Preliminary Plat Block 20 converting from 20 Villa lots to 20 Heritage lots; <br /> <br />The unit count of Watermark remains the same with this proposal…no increase, no decrease. This change <br />to the product lineup is due in large part to shifts in the housing market. We have found Lino Lakes, and <br />particularly Watermark, has become a very attractive home for young families. The proposed revision to <br />convert from Villas to small single-family homes and townhomes will allow us to offer housing options to <br />more young families as the Villa product is geared more toward retirees and empty-nesters. <br /> <br />The change also lowers infrastructure costs to Lennar as material and labor prices continue to rise. This <br />means the City will have less infrastructure to maintain once public utilities become the City’s <br />responsibility. <br /> <br />This also expands the total amount of public open space or parkland in the Watermark community from <br />60.79 acres to 74.65 acres. Trail connections would also be proposed throughout the newly created open <br />space to link up with the neighborhood to the east. <br /> Proposed Homes and Architecture <br />(please see exterior renderings and floorplans) <br />All Lennar homes include varying amounts of stone on front facades and siding materials consist of lap <br />siding, shakes, or board and batten. Other architectural features available on selected facades include <br />columns, gables, shutters, accentuated window trim and fascia, and decorative roof brackets and <br />cornices. Architectural renderings are included with this submittal. Lennar’s design team will carefully <br />plan the color packages of each home to avoid monotony and to ensure a visually appealing streetscape. <br /> Schedule <br />The new lot layout and product change would be a part of future Watermark additions.
