<br />254 <br /> <br /> INDUSTRIAL DISTRICTS <br /> § 1007.120 LI, LIGHT INDUSTRIAL DISTRICT. (1) Purpose. The purpose of the LI, Light Industrial district is to provide for the establishment of light industrial, high-tech business and professional services. These areas have <br />the prerequisites for industrial development, but because of proximity to residential areas, the <br />visibility from the Interstate, and the need to protect certain areas or uses from adverse influences, high development standards will be necessary. LI uses include service industries and industries which manufacture, fabricate, assemble or store, where the process is not likely to create offensive noise, vibrations, dust, heat, smoke, odor, glare, or other objectionable influences. Generally, these <br />include wholesale, service and light industries which are dependent upon raw materials refined <br />elsewhere. Land to be zoned LI shall be served with public sanitary sewer and water and shall be in an Industrial land use category according to the comprehensive plan (2) Lot and Setback Requirements. <br /> <br />(a) Minimum Lot Size. 1. Sewered Lot. One (1) acre. <br />2. Unsewered Lot. 10 acres in compliance with applicable provisions of City Code <br />Section 1007.042(2)(b). (b) Minimum Lot Width. 100 feet. <br />(c) Setbacks. <br /> 1. From Street Right-of-Way. a. Local or Minor Collector Street. 30 feet. <br /> <br />b. Collector or Arterial Street. 50 feet. c. Parking Lot. 15 feet. <br />2. Rear Lot Line. <br /> a. Principal Building. 15 feet. b. Accessory Building. 10 feet. <br /> <br />c. Parking Lot. 5 feet. 3. Side Lot Line.
