17 <br />DENSITY. The number dwelling units per unit of land. In this ordinance, net density shall <br />mean number of dwelling units per acre of contiguous buildable land. Gross density shall mean <br />number of units per acre of the total subject property. <br /> <br />DETACHED GARAGE. A one-story accessory building used or intended for the storage of <br />driven passenger motor vehicles and motorcycles. <br /> <br />DETACHED OUTDOOR LIVING AREA. A flat surfaced seasonal outdoor room intended <br />for casual human use which may be screened but may not have permanent structural walls or be <br />covered by a permanent roof. <br /> <br />DEVELOPMENT. The division of a parcel of land into two (2) or more parcels; the <br />construction, reconstruction, conversion, structural alteration, relocation or enlargement of any <br />structure; any mining, excavation, landfill or land disturbance; and any use or extension of the use <br />of land. <br /> <br />DISTRICT. A section or sections of the City for which the regulations and provisions <br />governing the use of buildings and lands are uniform for each class of use permitted therein. <br /> <br />DOCK (BOAT LAUNCH). A structure accessory to the principal use of the property which <br />extends into navigable waters and used for the launching, landing or mooring of watercraft. <br /> <br />DORMITORY. A building used as group living quarters for a student body or religious order <br />as an accessory use for a college, university, boarding school, orphanage, convent, monastery or <br />other similar institutional use. <br /> <br />DRAINAGE. The removal of surface water or groundwater from land by drains, grading or <br />other means which include runoff controls to minimize erosion and sedimentation during and after <br />construction or development, the means for preserving the water supply and the prevention or <br />alleviation of flooding. <br /> <br />DRAINAGE SYSTEM. Any natural or artificial feature or structure used for the conveyance, <br />drainage, or storage of surface and/or underground water, including, but not limited to, streams, <br />rivers, creeks, ditches, channels, conduits, gullies, ravines, washes, lakes or ponds and structures <br />such as culverts, drainage tile, dams, bridges and water storage basins. <br /> <br />DRAINAGEWAY. Any natural or artificial watercourse, trench, ditch, swale or similar <br />depression into which surface water flows. <br /> <br />DRIVE-THROUGH FACILITIES. A physical facility that permits customers to receive <br />services or obtain goods while remaining in their motor vehicles. Examples include but are not <br />limited to bank and fast food restaurant drive-through facilities. <br /> <br />DRIVEWAY. A private roadway providing access for motor vehicles to a parking space, <br />garage, dwelling or other structures. <br /> <br />DWELLING. A building or portion thereof which is used exclusively for human habitation. <br />
