32 <br />SIGN AREA. The entire face of a sign including the advertising surface and any framing, <br />trim or molding, but not including the supporting structure. <br /> <br />SIGNIFICANT TREE. – See definition of Tree. <br /> <br />SPECIMEN TREE. – See definition of Tree. <br /> <br />SITE PLAN. The development plan for one or more lots on which is shown the existing and <br />proposed conditions of the lot including: topography, vegetation, drainage, floodplains, marshes <br />and waterways, open spaces, walkways, means of ingress and egress, utility services, landscaping, <br />structures and signs, lighting and screening device; any other information that reasonably may be <br />required in order that an informed decision can be made by the approving authority. <br /> <br />SLOPE. The degree of deviation of a surface from the horizontal, usually, expressed in <br />percent or degrees. <br /> <br />SMALL BREWER. A brewer licensed under section Minnesota Statutes section 340A.301, <br />Subdivision 6, clause (c), (i), or (j) who also holds a retail license to sell off-sale malt liquor at its <br />licensed premises which has been produced and packaged by the brewer. <br /> <br />SOIL CONSERVATION PLAN. A description of the soils of the site and information on <br />soil suitability. Also included shall be any remedial steps taken by the developer to render the <br />soils suitable and any erosion and sedimentation controls indicating type and location of control <br />measures. The plan should provide for the protection of soils during the construction process <br />and/or the long-term occupancy of the site. <br /> <br />SOLAR ENERGY SYSTEM. A device or structural design feature intended to provide for <br />collection, storage and distribution of solar energy for heating or cooling, electricity generating or <br />water heating. <br /> <br />SOLAR ENERGY SYSTEM, BUILDING INTEGRATED. A solar energy system that is an <br />integral part of a principal or accessory building, rather than a separate mechanical device, <br />replacing or substituting for an architectural or structural component of the building. <br /> <br />SOLAR FARM. An area of land designated for the purpose of producing photovoltaic <br />electricity, as a principal use of the land, for wholesale production or for a community solar <br />production. <br /> <br />SPORT COURT. An outdoor facility that typically includes a paved playing surface for one <br />or more sport activities such as, but not limited to, tennis, basketball, hockey, or volleyball. <br /> <br />STABLE, COMMERCIAL. The business of boarding horses for fee for persons not residing <br />on the premises and may include instruction, exhibition and sale of horses. This shall include the <br />raising and breeding of horses. <br /> <br />STORAGE BUILDING. A one-story accessory building used or intended for the storage of <br />hobby tools, garden equipment, workshop equipment, boats, snowmobiles, etc. <br />
