<br />180 <br />§ 1007.065 AIR PARK HANGAR AND ACCESS PERFORMANCE STANDARDS. <br /> <br />(1) Purpose. The purpose of this section is to provide standards for the size of airplane <br />hangars and access to airplane hangars constructed on single family lots that have taxiway access <br />to an approved private use airport. <br /> <br />(2) Definitions. The following definitions apply to this section: <br /> <br />AIR PARK. A residential subdivision with permitted access to a private use airport. <br /> <br />AIRPLANE HANGAR. An accessory building constructed on a single family lot <br />where aircraft are stored. Such use is considered a residential accessory use incidental to the <br />dwelling. <br /> <br />(3) General Standards. The following standards shall apply to all air park single family <br />lots: <br /> <br />(a) Airplane Hangar. Air Park lots may have one airplane hangar not exceeding 3,200 <br />square feet, provided that: <br /> <br />1. The airplane hangar location has direct taxiway access to the runway. <br /> <br />2. The airplane hangar be earth tone in color. <br /> <br />(b) Driveways shall not be constructed closer than three (3) feet to the lot line. <br /> <br />1. Exception. Encroachment into the three-foot setback may be allowed for <br />purposes of constructing a shared driveway with the abutting property owner provided that any <br />shared driveway shall include a maintenance and access agreement executed by each property <br />owner and recorded against each property with Anoka County. <br /> <br />(c) The plans for driveways proposed to be placed within a drainage and utility <br />easement must meet drainage requirements and be approved by the City Engineer prior to <br />construction. Driveways placed within a drainage and utility easement are placed, by the owner, <br />at the owner's risk of removal by the City or other agencies that may have legal use of the <br />easement. Replacement of driveways removed for drainage or utility work shall be at the <br />owner’s expense. <br /> <br />(d) All driveways and approaches shall be hard surfaced in accordance with City Code <br />Section 1007.044(3)(h)15. <br /> <br />(e) An air park single family lot may have one secondary public street driveway access <br />subject to approval of the City Engineer and the following conditions: <br />
