<br />219 <br />a. Principal Building. 20 feet. <br /> <br />b. Accessory Building. 5 feet. <br /> <br />c. Parking Lot. 5 feet. <br /> <br />4. Zero Lot Line. Side yard setback requirements shall not be applied to a common <br />wall of multi-family dwelling units. <br /> <br />5. From Low Density Residential District. The principal buildings setback shall <br />be 35 feet from any land guided for low density residential. <br /> <br />(e) Buffer. Where a side or rear lot line abuts land guided for low density residential, a <br />collector street, or an arterial street, a 20 foot wide buffer shall be provided in compliance with <br />City Code Section 1007.043(17). <br /> <br />(3) Maximum Impervious Surface Coverage. 65 percent of the lot area. <br /> <br />(4) Floor Area. The minimum livable floor area for each multiple-family dwelling unit shall <br />be 700 square feet plus 100 additional square feet for each bedroom. <br /> <br />(5) Utility Area. Dwellings with dedicated individual access shall be required to provide an <br />additional 100 square feet of floor area to house utilities, unless a basement is present. Dwellings <br />with shared access shall be required to provide adequate floor area within the building to house <br />utilities. <br /> <br />(6) All dwellings shall provide parking in compliance with City Code Section 1007.044 (11). <br /> <br />(7) All dwellings shall comply with the Design and Construction Standards of City Code <br />Section 1007.043(2). <br /> <br />(8) Maximum Building Height. The greater of three (3) stories or 40 feet, except as allowed <br />by City Code Section 1007.043(3). <br /> <br />(9) Permitted Uses. The following are permitted uses in the R-4 District: <br /> <br />(a) Day care facilities serving 14 or fewer persons. <br /> <br />(b) Multiple-family dwellings. <br /> <br />(c) Public parks. <br /> <br />(d) State licensed residential care facility serving 16 or fewer persons. <br /> <br />(e) Townhomes.
