In-floor gas radiant heating where the gas boiler doubles as tankless water <br />heater (most requested option) which we believe is the most energy efficient <br />on the market. <br />2. Gas or electric fireplaces <br />3. Insulated garages <br />4. Walk-in showers (wheelchair assessable) <br />5. Vaulted ceilings <br />6. Wider hallways and interior doors to accommodate wheelchairs. <br />HOME EFFICIENCY OR HERS (HOME ENERGY RATING STYEM) SCORES <br />With the rising cost that is accruing with natural gas prices we take energy efficiency <br />very seriously. On a HERS score, the lowers the number, better efficiency, in which <br />Minnesota leads the nation in the HERS index of 50. <br />While a standard new home is awarded a rating of one hundred. A home with a HERS <br />score of 70 is 30% more energy efficient than a standard new home. <br />Our HERS scores run from in the 30s to 45 which is well under MN State average (50) for <br />new homes. <br />HOA ASSOCIATION <br />Villas on Vicky shall be overseen by a HOA, which will enforce the regulations set forth <br />in the HOA documents. This will control what neighbors can do to the exterior of their <br />homes. <br />Here is a brief list of regulations. <br />1. The HOA shall provide lawn care and snow removal from driveway, sidewalks, <br />and streets with any snowfall of greater than two inches. <br />2. All planting that has been provide with the sale of home shall be maintained <br />by Homeowners and not the HOA. <br />3. HOA will monitor and maintain each homes irrigation system. <br />4. No parking of vehicles in driveways more than forty-eight hours. <br />5. No garbage cans stored outside. <br />6. Any changes to landscaping that has been established with the sale of the <br />home must have the approval of the HOA. <br />7. No fencing of yard, but small dog kennel fencing maybe approved on an <br />individual base and at the discretion of the HOA, which then the homeowner is <br />responsible for maintaining that portion of yard.
