Lot size shall consist of contiguous buildable land as defined by <br />City Code Section 1007.001(2). The minimum lot size cannot include oversized <br />easements needed for stormwater management facilities. <br /> <br />cLot sizes and depths are based on measurements taken to the curb of the private drive, <br />not a public road right-of-way line. These lot sizes also include stormwater management <br />facilities. <br /> <br />Staff Comments: <br /> <br />1. As proposed, the PUD concept plan is most comparable to the R-2 Single Family <br />detached home requirements. PUD flexibility would be required for lot sizes, lot <br />widths, lot depth, and side setbacks. <br />2. Landscape buffer and screening are required along all perimeters of the lot. <br /> <br />Building Type and Construction and R-2 Building Design Standards <br /> <br />City Code Section 1007.043(2)(b) details Two Family Dwelling Standards. City Code <br />Section 1007.092(4) provides additional building requirements including garages. <br /> <br />Per the applicant’s narrative, all homes will be slab on grade with an optional second <br />floor level. All homes come with a dedicated storm room. Homes can range from <br />1,400sf and up. Garage sizes as shown on the concept plan are approximately 22’ x 22’ <br />(484 sf). Varying building elevations and color are provided. All homes include a 12’ x <br />12’ patio. The applicant’s narrative includes renderings of the proposed housing <br />products. <br /> <br />Staff Comments: <br /> <br />1. More detailed information will be required to fully analyze each housing product. <br />2. The building design standards of the R-2 zoning district shall be used as the <br />guideline for each housing product in regards to floor area, utility area, garages <br />etc. <br />3. The garages do not appear to meet the minimum R-2 requirements in regards to <br />garage forward of house and length of garage wall. <br />4. The garages do not meet the minimum 520sf garage size requirements. <br />5. Side yard entrance doors and patio doors exiting into a reduced 6.5ft side setback <br />would not be allowed because there is no room for a sidewalk, patio, or deck. <br />6. PUD flexibility would be required for building design standards.
