A survey, tree <br />preservation plan, and mitigation plan will not be required for this project. <br /> <br />Open Areas Landscape Standards <br /> <br />The open space for this project is the approximately 4,000 sq.ft. in and around the stormwater <br />infiltration basin west of the proposed parking lot. This would require 2 large trees and 4 large <br />shrubs. There are shrubs and trees provided along the fence to the south of the parking lot that <br />exceed the requirements for screen planting. The additional plants along the fence will satisfy <br />the open space planting requirements. <br /> <br />Open space planting requirements have been met. <br /> <br />Buffer and Screen Standards <br /> <br />A 6 foot fence with trees and shrubs is proposed to provide continuous, year-round screening <br />between the parking lot and the residential lots to the south. <br /> <br />Buffer and screen standards have been met. <br /> <br />Canopy Cover <br /> <br />Canopy cover standards call for a minimum of 40% canopy coverage. Canopy coverage values <br />are calculated per tree based on the anticipated size, 15 years after planting, and the distance to <br />hardscape edge from the planting location. <br /> <br />Vehicular hardscape planned: 42,662 sq. ft. <br />Canopy cover requirement: 17,064 sq. ft.
