4 <br />1. All plan sheets shall be revised to reflect the correct lot lines after the quit claim <br />deeds have been recorded. <br /> <br />Streets and Alleys <br /> <br />CSAH 12 (Apollo Drive) is an A-Minor Expander County road. Per the 2001 Joint <br />Powers Agreement between Anoka County and the City of Lino Lakes, access to Apollo <br />Drive shall be limited to four (4) access points. These four (4) access points currently <br />exist at 579 Apollo Drive, 519 Apollo Drive, 7641 Lake Drive, and 7621 Lake Drive. No <br />additional access points or driveway are allowed onto Apollo Drive in this section. <br />Therefore, access to the site will be from Lilac Street. <br /> <br />Lilac Street is a local road. Consistent with Anoka County access management and the <br />August 2020 CSAH 23 Preliminary Traffic Analysis, no additional access points are <br />allowed onto CSAH 23 (Lake Drive). Therefore, Lilac Street will not connect to CSAH <br />23 (Lake Drive). <br /> <br />There are no other public roads being proposed with the development. A shared <br />driveway from Lilac Street serving Lot 1 and Outlot A is proposed. A shared driveway <br />agreement will be required. <br /> <br />Easements <br /> <br />Standard drainage and utility easements at least 10 feet wide have been provided over the <br />lot lines and stormwater management facilities. <br /> <br />Public Land Dedication <br /> <br />The City will collect the following cash fee in lieu of land dedication for commercial <br />development for final plat Lot 1, Block 1 Milestones Addition. <br /> <br />Milestones Addition <br />1.93 acres x $2,600 per acre = $5,018 <br /> <br />Site and Building Plan Review <br /> <br />Site Plan <br /> <br />This site and building plan review is only for Lot 1, Block 1, Milestones Addition and the <br />proposed 16,941sf (15,210sf first floor footprint + 1,731sf second floor) commercial day <br />care. Future development of Outlot A will require a separate land use application for <br />preliminary plat, site & building plan review, and final plat. <br /> <br />The building is located on the east half of the lot with parking lot in the front. A shared <br />driveway along Lilac Street provides access to Lot 1 and Outlot A. Three (3) play areas
