The site is <br />currently vacant commercial land with trees and long grasses. Elevations range from <br />906EL on the west side to 914EL on the east side of site. The soils are poorly graded <br />sands with silt. Free water was not observed in any of the borings. <br /> <br />Zoning and Land Use <br /> <br />The parcel is zoned GB, General Business and allows for commercial day care facilities <br />with an approved conditional use permit. The parcel is guided commercial per the City’s <br />2040 Comprehensive Plan. <br /> <br />Current Zoning GB, General Business <br />Existing Land Use Vacant Commercial <br />Future Land Use per 2040 Comp Plan Commercial <br />Utility Staging Area 1A=2018-2025
