The site is located at Lilac Street east of <br />the intersection of Lilac Street and Apollo Drive (CSAH 12). The lot has frontage along Apollo <br />Drive (CSAH 12) and Lilac Street. Comments were made on the following documents: <br />•Preliminary Plat for Milestones Addition prepared by Sisu Land Surveying & Engineering, <br />dated April 10, 2023, received April 10, 2023. <br />•Lil Explorers Childcare Center site plans prepared by Sisu Land Surveying & <br />Engineering, dated April 10, 2023, received April 10, 2023. <br />•Storm Water Management Plan and Calculations prepared by Sisu Land Surveying & <br />Engineering, dated April 2, 2023, received April 10, 2023. <br />•Lil X Lino Lakes Drainage Maps prepared by Sisu Land Surveying & Engineering, dated <br />April 2, 2023, received April 10, 2023. <br />•Design Phase Geotechnical Exploration Report prepared by Chosen Valley Testing, Inc., <br />dated March 13, 2023, received April 10, 2023. <br />•Landscape Plan prepared by Midwest Landscapes, dated April 10, 2023, received April <br />10, 2023. <br />The following review comments should be responded to in writing by the applicant. <br />Engineering <br />•Grading <br />The plan includes site grading for the proposed parking lot, storm water basins, and <br />childcare center. <br />Comments: <br />1. (5/3/2023) Applicant to revise grading for infiltration basins so that all <br />necessary grading and the High Water Level are within the property. Applicant <br />shall show and label the HWL. <br />2. (5/3/2023) Applicant to review grades near structures CB-7 to CBMH-5. Staff <br />requires that swales are graded with at least 2% slopes. Current side slopes <br />from the contours to the rim elevations exceed 16% and staff have concerns <br />about erosion and maintenance of the structures. <br />Attachment 2: City Engineer Memo Dated May 3, 2023
