4

west. Future development on this second parcel will potentially require an additional
infiltration basin.

The runoff rates for the site will be lower for all discharge locations and all storm events.

Stormwater Pollution Prevention

The Grading, Drainage, and Erosion Control Plan calls for inlet protections, silt fence on
all downgradient perimeters, a rock construction exit, and riprap for energy dissipation at
an outfall to the stormwater pond.

The Stormwater Pollution Prevention Plan (SWPPP) must be submitted with the final
construction plans. The SWPPP must include a concrete washout location, a note that
stabilization must be completed within 7 days of construction activity ceasing (due to
proximity to impaired waters), contact info and credentials for the project inspector, and
all other information required by the NPDES permit.

The plan calls for Category 3 erosion blanket. This should be updated to reflect the
current 2020 Mn DOT specs for erosion control products. The City requires natural net
erosion blanket.

Plans have been changed to reflect current Mn DOT specs, noting use of Category 20
natural net erosion blanket.

Flood Plain

Site does not fall within the flood management zone.

Shoreland District

Site does not fall within the Shoreland District.

Wetlands

There are no wetlands indicated on this site in the Natonional Wetlands Inventory. No
wetland impacts are proposed for this project.

Greenway System, Parks and Trails

There is a proposed trail location noted in the 2040 Comprehensive Plan for the area
north of this site across Apollo Drive. Also, a stormwater drainage route is identified on
the project site in Greenway System Plan.
