Phase II, the south half of the site, was intended for <br />additional mini self-storage facilities; however, in January 2023, the new zoning <br />ordinance was adopted and mini self-storage facilities are no longer allowed in the LI, <br />Light Industrial zoning district. <br /> <br />The applicant is proposing to construct an industrial building with eleven (11) multi- <br />tenant industrial units to be used by construction related businesses (Building 1) and <br />indoor self-storage (Building 2). See the attached applicant’s narrative for a detailed <br />project description. <br /> <br />Zoning and Land Use <br /> <br />The subject site is zoned LI, Light Industrial. Construction related business and indoor <br />self-storage are permitted uses; however, a conditional use permit would be needed to <br />allow for two (2) or more principal buildings on site (existing mini-storage facilities and <br />industrial building/storage). <br /> <br />Staff Comments: <br /> <br />1. Staff recommends only permitted uses listed in the LI, Light Industrial zoning <br />district be allowed to operate in the multi-tenant industrial building units. <br />Conditional uses would not be allowed. <br />a. For example, auto repair or restoration would not be allowed. <br />2. Indoor self-storage or storage of personal items in the multi-tenant industrial <br />building units/bays would not be allowed. <br />a. The intent of the units is to provide a location for smaller industrial users <br />to operate. <br />b. Per City Code Section 1007.001 Definitions, outdoor access to individual <br />units is prohibited for indoor self-storage. <br />
