Per the City Engineer Memo dated June 7, 2023, stormwater management for the site was <br />addressed as part of the original Bluebill Ponds development. No additional water treatment is <br />required with the site. <br /> <br />Public Utilities <br /> <br />The single family home will be municipally served by an 8” sanitary sewer main and an 8” <br />watermain located along Woodduck Trail. <br /> <br />Tree Preservation and Mitigation Standards <br /> <br />A tree inventory is not required because the only tree removals proposed are within the basic use <br />area. <br /> <br />Open Areas Landscape Standards <br /> <br />The single family lot does not require open area landscaping. <br /> <br />Buffer and Screen Standards <br /> <br />The single family lot does not require buffer and screening. <br /> <br />Canopy Cover <br /> <br />The single family lot does not require canopy cover. <br /> <br />Foundation Landscaping <br /> <br />The single family lot does not require foundation landscaping. <br /> <br />Sod and Ground Cover Standards <br /> <br />All areas not otherwise improved in accordance with the approved site plans shall have a <br />minimum depth of 4 inches of topsoil and be sodded including boulevard areas. Seed may be <br />provided in lieu of sod in certain cases, including when the area is adjacent to natural areas or <br />wetlands. <br /> <br />The area at the base of the infiltration basin will be seeded with MN DOT 33-261 stormwater <br />mix. The rest of the site will be turf sod, aside from an area northwest of the infiltration basin <br />that is scheduled for native seeding, though the mix is not specified. <br /> <br />Boulevard Trees <br /> <br />One (1) boulevard tree is required and it should be a bur oak. <br /> <br />Signage
