BE IT FURTHER RESOLVED the following items shall be addressed prior to release of final <br />plat mylars: <br />1. As shown on Sheet S1, Boundary Survey/Preliminary Plat prepared by Kurth Surveying, <br />Inc. revision date May 5, 2023, the following encroachments shall be corrected: <br />a.The shed encroaching onto the subject site shall be relocated onto 566 Main Street <br />property. <br />i.A Zoning Permit is required. <br />b.The deck/stairs concrete pad shall either be relocated or an Encroachment <br />Agreement shall be drafted by the applicant and recorded against the property. <br />i.If the concrete pad is proposed to be relocated, the owner shall submit a <br />building permit and construction plan prepared by a licensed architect. <br />2. PID# 08-31-22-21-0002 shall be deeded to PID# 08-31-22-21-0006 (566 Main Street- <br />Bethel Moldovian Baptist Church) and combined into one (1) parcel. <br />3.A Development Agreement shall be executed. <br />4. A WCA Notice of Decision shall be issued by RCWD. <br />5. All comments from the City Engineer Memo dated June 7, 2023 shall be addressed. <br />6. All comments from the Environmental Coordinator Memo dated June 7, 2023 shall be <br />addressed. <br />7. All plan sheets and final plat shall show a 10 ft wide drainage and utility easement along <br />the north lot line. <br />8. Sheet S1, Boundary Survey/Preliminary Plat: <br />a.Above Current Zoning, add 2040 Comprehensive Plan: Low Density Residential <br />b. Change Impervious Surface To Not Exceed to 65%. <br />9. Sheet L1, Landscape Plan shall be signed by a professional landscape architect or <br />engineer and dated. <br />BE IT FURTHER RESOLVED the following items shall be addressed prior to issuance of any <br />single family home building permit: <br />1. Copies of the following executed and recorded documents shall be submitted to the City: <br />a.
