5 <br /> <br />1. Staff does not support wetland impacts for stormwater management. The stormwater <br />pond was moved to the west of the proposed building. <br /> <br />Floodplain <br /> <br />The site is not within a floodplain. <br /> <br />Stormwater Maintenance Agreement <br /> <br />A stormwater maintenance agreement may be required. <br /> <br />Site Improvement Performance Agreement <br /> <br />A Site Improvement Performance Agreement is required. <br /> <br />Concept Plan <br /> <br />The City’s review and comments on the concept plan’s relation to the Comprehensive Plan and <br />development regulations does not grant any rights to the applicant to develop the property as <br />depicted by the concept plan. <br /> <br />Planning & Zoning Board Comments <br /> <br />The Board reviewed the concept plan on July 12, 2023 and had the following comments: <br /> <br />1. More information is needed on how the indoor storage functions and operates. <br />2. Only LI, Light Industrial permitted uses should be allowed in multi-tenant industrial <br />units. <br />3. The multi-tenant industrial units shall not be used for personal storage. <br />4. Multi-tenant industrial units were a good use and generally supported. <br />5. Asked if there would be an onsite manager. Applicant representative stated probably not. <br />6. Berm along Lake Drive should continue south. <br />7. The zig zag pattern on the south and west elevations should be omitted. <br /> <br />Requested Council Direction <br /> <br />Staff is requesting Council feedback on the proposed concept plan. <br /> <br />Attachments <br /> <br />1.
