Drainage/grading concerns <br />First I wanted to share some ol'lhe reasons my customer choose to invest in synthetic grass. This is from his email this <br />morning. <br />Our Reason for using eco-friendly aiiilicial turf: <br />•Traditional turf grass lawns are biological deserts. <br />•Reducing carbon footprint (water conservation (est. 55-gallons saved per SF per year), no fertilizers and <br />chemicals, no noise or air pollution !i·om lawn equipment); <br />•Health issues requiring the need for a low maintenance option. <br />•Using I 00% recycled and renewable anti-microbial infill. <br />•No crumb rubber infill, using an environmentally friendly anti-microbial infill. <br />•Permeable and the sub-base porous rock acts as a better filtration system for groundwater, considering our issues <br />with manganese in t_he Lino Lakes public well system. <br />•Beautify our property and neighborhood. <br />Lino Lakes Ordinance References: <br />The City may allow flexibility in landscape standards if there w·e conflicts with solar power, wind power, waler hw·vesting, <br />food production, or other innovative measures proposed for the site. <br />I.Permeablity of the product. See attached permeability reports. Permeability or the turf itsel r is 30 inches to over <br />3000 inches for K9Grass. There is a test attached that includes permeabi li ty over a class v and 3/8 minus base that <br />still drains 12 inches per hour. We use a¾" clew· base with 3/8" clear limestone. The idea here is to rcchw·ge the <br />water tables buy allowing as much rain lo infiltrate back through the soils w1d reduce runoff. The results show less <br />runoff that a natural grass system. <br />2.Construction Specifications. See attached specs on turf and CS! specs for ins talling. <br />3.Maintenance Requirements. Sec attached maintenw1ce recommendation s. We have more specific requirements for <br />K9G rass. <br />4.Fire Ratings. See attached pill tlwrnnability tests. <br />5.lnpacls on public utility easements and responsibility for damages associated with use of the ease111ents. If <br />homeowner installs in easement, homeowner is responsible lo pulling back or replacing turf. I have only seen 2 <br />times on commercial properties where the turf had lo be pulled back in 18 yew·s. <br />6. Drainage/grading concerns. Installing synthetic grass does not lix drainage issues, these issues need lo be <br />addressed before i nstalling synthetic grass. The grading is the saJ11e as it was before, we just remove the grass (i r <br />any remaining) to a depth of 4 inches to allow for the installation or our dynamic drainage base. This allows the <br />water to percolate into the natural soils and back lo the waler table. As the waler fillers through the stone it cleans <br />the water much like a septic system filtration bed docs. <br />I have addressed the swne concerns with other cities, such as Minneapolis, Orono and others. To my knowledge alkr <br />reviewing 1he permeability tests, it was enough lo allow ii. In my opinion, lhe low percentage of customers installing <br />synlhetic grass die! not warrant a change in ordinances al the 1i111e. <br />Attachment 1: Applicant's Narrative
