5 <br />Open Areas Landscape Standards <br /> <br />Open area landscape standards call for 1 large tree and 2 large shrubs per 2500 sf. <br /> <br />Required for 32,000 square feet of open space: 13 large trees <br /> 26 large shrubs <br /> <br />Provided: 75 large trees <br /> 0 large shrubs <br /> <br /> <br />Existing trees that will be preserved southwest of the proposed storage area provide 43 <br />trees worth of credit. There are also 32 new trees planned for the open space area. 75 <br />total large trees were provided. <br /> <br />One large tree can be substituted for 2 large shrubs. There are enough large trees <br />provided to also meet the large shrub requirement. <br /> <br />Open Areas Landscape Standards have been met. <br /> <br />Buffer and Screen Standards <br /> <br />Outdoor storage yards require a 10 foot high screen, though the City Council may <br />approve a modification or waiver from these standards if the affected lot line adjoins <br />another industrial property. <br /> <br />The current plan set includes inconsistent information about the height and materials for <br />the proposed fence. The fence plan submitted should be consistent across all plan sheets. <br /> <br />The west perimeter of the storage area abuts Otter Lake Road and will require a 10 foot <br />opaque fence (ex: vinyl) with shrub cover for 50 percent of the wall. The shrub cover <br />required for the west section of fence has not been provided. <br /> <br />Additionally, trees are required along the length of the screen at intervals determined by <br />size (large trees every 50 linear feet, medium trees every 35 linear feet, or small trees <br />every 25 linear feet). Between the existing trees that will be preserved and the new trees <br />planned for the west perimeter, the tree requirement for the west fence perimeter is met. <br /> <br />The south and east perimeters of the storage area abut industrial properties. For these <br />perimeters, staff is recommending 8 foot high vinyl fencing to match the existing fence <br />on the storage area to the north. Trees planted along the south perimeter will meet tree <br />and shrub requirements for the south perimeter fence. The east perimeter fence should <br />not require additional shrubs or trees due to screening provided by the berm that abuts the <br />property line. <br /> <br />Buffer and screen requirements have not been met.
