Larsen, City Planner <br />City of Lino Lakes, MN <br />600 Town Center Parkway <br />Lino Lakes, MN 55014 <br />RE: Tomas Companies, Inc./Glamos Wire, Inc. <br />Open and Outdoor Storage Conditional Use Permit and Site Plan Review <br />2300 Main St., Lino Lakes, MN 55038 <br />BMI Project No.: 0T7129812 <br />Dear Mr. Grochala and Ms. Larsen: <br />Tomas Companies/Glamos Wire has applied to the Rice Creek Watershed District (RCWD) for an after- <br />the-fact permit (#22-097) to establish an outdoor storage space at their factory site in Lino Lakes. Figure <br />1 shows the project parcel in Lino Lakes at the southeast corner of Main Street and Otter Lake Road. <br />Glamos Wire, now, is applying to the City of Lino Lakes to amend their existing Conditional Use Permit <br />approved by the City Council on July 12, 2021 (Res. No. 21-69) and to review the Site Plan for their <br />proposed outdoor storage area expansion. <br />The proposal expands Glamos Wire’s outdoor storage area, as shown in the attached plans. In 2021, <br />Glamos Wire was approved for a conditional use permit to develop the land south of the primary <br />structure with areas for truck maneuvering, and open and outdoor storage. Since those approvals, <br />grading work was done to level a soil stockpile to construct a supplemental outdoor storage area for <br />pallets of products (wire stems for tomato plants). This soil stockpile, shown in Figure 2, existed on the <br />site since the construction of the original building on the parcel. This supplemental storage area is <br />currently unpaved and incompliant with the standards of the City Code and the rules of the RCWD. <br />The proposed project seeks to bring the property and uses incompliance with all City and RCWD <br />standards while also addressing the present and future growth of the business and its storage needs for <br />products. This project includes grading, bituminous paving, curb and gutter, connection to existing storm <br />sewer, lighting, landscaping, and stormwater management/treatment. City land use requirements for <br />outdoor storage areas call for pavement, curb and gutter, lights, fencing and associated features. These <br />requirements are met, as demonstrated in the attachments to this application. <br />As designed, the proposed expansion of the outdoor storage area meets the standards outlined in the <br />Code of the City of Lino Lakes, § 1007.121 of: GI, GENERAL INDUSTRIAL DISTRICT; (9) Conditional Use: <br />Attachment 2: Applicant Narrative
