The 39.6 acre parcel will have a <br />cut-your-own Christmas tree nursery, a barn, a sales stand, and an unpaved parking area. <br />See applicant’s narrative for more details. <br /> <br />The Land Use Application is for the following: <br /> Conditional Use Permit for Agritourism <br /> Site and Building Plan Review <br /> <br />This staff report is based on a review of the following documents: <br /> <br /> Certificate of Survey prepared by E.G. Rud and Sons, Inc., dated 9-13-23 <br /> Wetland Delineation Report prepared by Kjolhaug Environmental Services <br />Company, Inc., prepared 5-31-23 <br /> Grading and Erosion Control Plan prepared by Plowe Engineering, dated 9-07-23 <br /> <br />ANALYSIS <br /> <br />General Site Characteristics <br /> <br />The proposed project includes construction of a 40’ by 48’ barn, an unpaved parking area <br />stabilized with seed and mesh, and an extension to the existing gravel driveway. <br />
