Wetlands are shown on the existing survey for the site. <br />Comments: <br />1.Mark ‘AREA NOT TO BE DISTURBED DURING CONSTRUCTION’ for the wetland <br />area west of the proposed seasonal parking. <br />2.The City typically requires a ten foot (10’) buffer around wetlands however, this area <br />appears to be remaining as greenspace and may qualify towards the buffer size. <br />•Landscaping <br />Landscaping plans were not provided as part of the submittal. The City’s Environmental <br />Coordinator to review landscaping and provide in-depth comments when provided <br />•Floodplain <br />RCWD will be reviewing the site for floodplain impacts. The base flood elevation (BFE) is <br />unknown however, the proposed building is four feet (4’) above the apparent flood plain <br />elevation <br />•Drainage and Utility Easements <br />The City is processing a minor subdivision for the lot adjacent to the south to accommodate <br />the existing house. Note, that power lines are shown crossing the property at the southeast <br />corner without any easement. <br />•Development Agreement <br />A Development Agreement will not be required with the site. <br />•Grading Agreement <br />A Grading agreement not required <br />•Stormwater Maintenance Agreement <br />A Stormwater Maintenance Agreement will not be required with the site. <br />•Permits Required <br />1.NPDES General Construction Permit (verify) <br />2.City of Lino Lakes Zoning Permit for grading <br />3.Rice Creek Watershed Permit <br />4.Anoka County Right-of-Way Permit
