Apollo Business Expansions <br /> <br />Mr. Grochala presented staff report on the expansion of Rice Industries and Mountain <br />Manufacturing. Mr. Cravero asked about the cost of reconfiguring pond, to which Mr. <br />Grochala stated that Mountain Manufacturing would cover the costs. Mr. Grochala <br />added that there is the possibility to have them handle the construction of a new storm <br />water pond across the street as well. Mr. Vojtech asked whether reconfiguring this pond <br />would open up issues with other people wanting to do the same. Mr. Grochala stated <br />that this was a unique case. The EDAC expressed support for current expansion plans. <br /> <br />Mr. Grochala discussed his additional item regarding the Carroll Estates property and <br />the 77th and Market Place road realignment. The City is seeking to sell the broker <br />property and acquire ROW to relocate the street and utilities and then consolidate <br />parcels to get about a 2.75 acre parcel. Proceeds from sale of property would help cover <br />costs of the road construction and open up further opportunities for redevelopment in <br />the area. There have been issues securing a developer with the City’s desire to restrict <br />use of land, prohibiting uses such as automotive. The committee discussed options to <br />continue to try and sell the land and hold firm to restrictions on use, or to buy the <br />broker’s piece of land and clean-up site, plan the road, and possibly use an interfund <br />loan and reimburse the City through later development. Broker is asking for $360,000 <br />and with costs of cleaning up property it would come to around $385,000. EDAC <br />supported holding firm on restrictions <br /> <br />C. Redevelopment/Strategic Acquisitions Property Identification <br /> <br />Mr. Grochala presented staff report on the Redevelopment/Strategic Acquisition <br />Property Identification. The committee discussed which properties to keep, remove, and <br />add to the inventory. Upon review, EDAC agreed to remove 6000 Hodgson, add 6680 <br />Hodgson, and keep all other properties. <br /> <br />Staff directed to inform owners of the 80th and 35E interchange properties of the <br />City’s interest in acquiring the land. <br /> <br /> D. Project Updates <br /> <br />Mr. Grochala updated the committee on current City projects. <br /> <br />Mr. Grochala wanted to move the date for the September meeting. The EDAC agreed to <br />move the meeting to September 21, 2023. <br /> <br />Staff was directed to send email informing EDAC members and relevant staff of <br />change to September meeting date. <br /> <br />4.
