The applicant shall revise the fence design at this location to ensure <br />flows can pass freely and without risk of clogging from debris. <br />(BM 9/21/2023) Please see comment #6 under grading above. <br />•Water Supply <br />Utilities are not proposed or shown for the site. <br />Comments: <br />1.We recommend that the City Deputy Director of Public Safety-Fire Division review the <br />proposed plan to verify fire protection <br />•Sanitary Sewer <br />Utilities are not proposed or shown for the site. <br />•Transportation <br />Vehicle access will occur through the existing storage area south of the building. No <br />adverse traffic impacts are anticipated and a traffic study is not required. <br />Comments: <br />1.A vehicle access gate is shown on the northwest corner of the proposed lot, but it is <br />not evident how this gate will be used considering the proposed swale in that location <br />and lack of impervious for driving. The applicant shall clarify this gate design. <br />(BM 9/21/2023) The gate has been removed from the plans. <br />•Wetlands and Mitigation Plan <br />Wetlands are shown on the existing survey for the site. RCWD issued a decision in 2007 <br />which found two incidental wetland areas on the property. <br />Comments: <br />a.Applicant to verify that wetland buffer requirements are being met. <br />i.Rice Creek Watershed District to review <br />(BM 9/21/2023) Wetland buffer requirements are being met. Please see <br />Sheet C3.02. <br />•Landscaping
