North Property Line Fence: The applicant wishes to amend the PUD to omit the installa4on of a <br />fence along the north property line. The current topography of the area limits the effec4veness <br />of the fence as a screening tool. As the property line, that divides the Lyngblomsten <br />townhomes from the proper4es on Rohavic Lane, runs from east to west, the majority of that <br />topography is at a significantly lower eleva4on than the finished floor of the townhomes, <br />making a 6’ privacy fence ineffec4ve as a screening tool. The exis4ng tree line is dense, <br />providing a nice buffer and visual screening between the single-family homes and the new <br />Lyngblomsten development. Proposed addi4onal plan4ngs, some on the Lyngblomsten property <br />and some on the neighboring proper4es, are intended to be installed, as an alterna4ve to the <br />privacy fence and a more effec4ve way to visually screen between the two uses in areas where <br />there is less dense tree coverage. A person standing on the pa4os of the townhomes would <br />stand several feet above the 6’ fence in most of this area. The applicant has had discussions <br />with the property owners of 258, 268, 278, 288 and 298 Rohavic Lane. The property owner of <br />288 Rohavic Lane originally indicated that he prefers the fence but aOer further discussion, he is <br />reviewing the proposed landscape addi4ons and will let us know if he finds those to be an <br />acceptable replacement for the fence. The other four agree that addi4onal landscaping could <br />be used as an effec4ve alterna4ve for screening, rather than using a fence. Further, a few of the <br />property owners specifically expressed concern about the installa4on of a fence ac4ng as an <br />unnecessary barrier for wildlife. We have aRached several photos to illustrate exis4ng <br />condi4ons, finished floor eleva4ons in rela4on to the exis4ng grade and to show the tree buffer <br />and landscaping that is already in place. <br /> Property line looking east Property line looking west
