C ITV F <br /> JINC) KE <br /> MEMORANDUM <br /> DATE : November 2, 2015 <br /> TO : Park Board Members <br /> FROM : Rick DeGardner, Public Services Director <br /> RE : North Oaks Company PUD Concept Plan <br /> The proposed development is a PUD master planned residential community located south of <br /> County Road J /Ash Street, west of CSAH 21/Centerville Road and north of Wilkinson <br /> Lake Boulevard . The development proposes 27 single family homes, 17 twin homes ( 34 units <br /> total ) and 75 - 100 senior housing rentals . <br /> The Parks, Natural Open Space/Greenways and Trail System Plan does not indicate the need for <br /> a park in this area . Therefore , the City will require cash in lieu of land dedication . The Resource <br /> Management System Plan identifies the following needs in the area : <br /> • Designated Bike Route along CSAH 32/Ash Street and CSAH 21/Centerville <br /> Road <br /> • Trails along CSAH 21/Centerville Road <br /> • Greenway system <br /> The greenway system extends throughout the site along Lake Wilkinson which coincides with <br /> the existing floodplain and wetland areas and will be utilized for storm water management and <br /> potential trail corridors . A 15 foot wide Access/Maintenance and Trail Easement currently - <br /> extends across the southwest portion of the site . It' s been suggested that a trail be <br /> incorporated into the development along the wetland through the greenway corridor . Any <br /> required trail construction costs will be credited from the total payment in lieu . <br /> Ms . Christine Heim , Vice President of North Oaks Company, LLC will be in attendance at <br /> Monday' s Park Board meeting . <br /> Attachments : <br /> • Concept Plan 9- 14- 2015 <br /> • Certificate of Survey 9- 10- 2015 <br />
