5 <br />Zoning and Land Use <br /> <br />Current Zoning R-X, Rural Executive <br />Current Land Use Agricultural <br />Future Land Use per <br />2040 Comp Plan Low Density Residential <br />Utility Staging Area Stage 1A (2018-2025) <br />Stage 1B (2025-2030) <br /> <br />Zoning Requirements and Standards <br /> <br />The property is currently zoned R-X, Rural Executive. The R-X zoning is a holding <br />district until municipal water and sanitary sewer are available to develop the site. The <br />property would need to be rezoned to PUD, Planned Unit Development in order to allow <br />for a variety of lot widths, lot sizes, and housing types. A summary of PUD public benefit <br />vs PUD flexibility is provided at the end of this staff report. <br /> <br />Conventional Zoning Requirements vs. PUD Guidelines <br /> <br />Per City Code Section 1007.024(4) for PUD, Planned Unit Development, the <br />development guidelines for land guided low density residential development are either R- <br />1, R-1X, or R-2. <br /> <br />The following chart is from the applicant’s narrative. It uses the R-2, Two Family <br />Residential as the development guideline; however, the R-1, Single Family Residential <br />requirements could be applied to the Large Single-Family Lots (80ft wide x 135ft deep). <br /> <br /> <br />Per the subdivision ordinance, minimum lot area for urban lots shall consist of buildable <br />land exclusive of utility transmission easements or water course easements that encumber <br />lot development. <br />
