15 <br />• A goal of the Parks, Greenways & Trails Plan is to established greenway <br />corridors. A multi-functional greenway corridor incorporating stormwater <br />management, trails and open space is established with the development. <br />Summary <br /> <br />Public Benefit Gained: <br /> <br />1. Conservation development with a mix of residential house types on varying lot <br />sizes that protects and enhances the on-site natural resources such as wetlands, <br />woodlands, rare plant species, and open space that are accessible to the general <br />public. <br />2. Main-level living with association-maintain yards and snow removal which <br />addresses life-cycle housing <br />3. Preserved wetlands and established wetland buffers/conservation easements <br />4. Orderly transition from existing large lot single family neighborhood to smaller <br />single family detached lots <br />5. Efficient use of land resulting in smaller network of utilities and streets <br />6. Protection of Woolan Park wetland complex <br />7. Extension of sanitary sewer to eventually serve Olive and Orange Street <br />neighborhood currently served by on-site systems. <br />8. Establish multi-functional greenway corridor and trail system that is accessible to <br />the public. <br />9. Are there other Benefits Gained or Flexibility Provided? <br />2. Thoughts on PUD flexibility for lot widths, lot sizes, setbacks and building & <br />garage design standards? <br />3.
