The proposed plan takes <br />care to avoid as many wetlands as possible and contemplates a 100-foot-wide gas line easement spanning <br />the site diagonally. <br /> <br />GARAGE ARCHITECTURAL STANDARDS AND SIZE <br /> <br />In addition to the flexibility in standards outlined above, we are requesting flexibility from garage <br />requirements outlined in Sections 1007.043: R-2, Two Family Residential District and 1007.043: General <br />Building and Use Provisions. Below outlines the standards from which we are requesting flexibility and the <br />reasoning behind the requests. <br /> <br />Requested Flexibility for Villa (One-Story) Lots <br />• Standard (1007.043(2)(a)(3)): All dwellings shall have a garage that is a minimum of 20 feet in <br />width and has a minimum footprint of 520 square feet. <br />o Request: We are requesting a minimum garage width of 19.5 feet and a minimum footprint <br />of 400 square feet for our villa homes. The garages on our single-family homes meet these <br />city standards, and so we are only requesting this flexibility on the villa lots. M/I Homes <br />understands that Lino Lakes has this regulation in order to avoid outdoor storage of extra <br />vehicles, boats, trailers, etc., but we do not foresee this to be an issue in these homes. First, <br />many of these The Homeowners Association that establishes the rules and regulations for this <br />community strictly prohibits the use of garages solely for storage. It requires the parking of <br />at least one automobile in the garage and that trailers and other recreational equipment be <br />kept in garages when not in use. The association is responsible for the enforcement of these <br />rules, and so enforcement by the city would not be required. The association also provides <br />snow and lawn care, so the need for storage is reduced compared to a single-family home <br />where there may be more than two cars and the need for storing lawnmowers, snowblowers, <br />etc. Additionally, villa home buyers are more often than not empty nesters, snowbirds, or <br />single owners. Therefore, it is not common for these households to have more than two cars, <br />so there is less need for storage than a nuclear family might have. Finally, many of our villa <br />plans have attics in the garages for additional storage. <br />Requested Flexibility for both Villa (One-Story) and Single Family (Multi-Story) Lots <br />• Standard (1007.092 (4)(b)(1): All garages, except side or rear loaded garages, shall not protrude <br />forward of the front wall of the house, unless the house includes a front porch that is unenclosed, a
