<br />(b) Innovations in development that address growing demands for all styles of <br />economic expansion, greater variety in lot size, configuration, home type, design, enhanced <br />architectural standards, and siting of structures through the conservation and more efficient use <br />of land in such developments. <br /> <br />Amendment #2 does not change Lyngblomsten’s innovation in development. <br /> <br />(c) Preservation and enhancement of desirable site characteristics such as wildlife <br />habitat, unique natural resources, existing vegetation, natural topography, geologic features and <br />reduction of negative impacts on the environment. <br /> <br />The existing wetland on site will not be impacted by Amendment #2. <br /> <br />(d) Creative use of land and related physical development which allows a phased and <br />orderly transition of varying land uses in close proximity to each other. <br /> <br />Amendment #2 continues to transition development from existing low density single family <br />homes to cottage home to a senior living campus consisting of independent living, assisted living <br />and skilled nursing facilities to restaurant and commercial use. <br /> <br />(e) Efficient use of land resulting in smaller networks of utilities and streets thereby <br />lowering development costs and public investments. <br /> <br />Amendment #2 does not change the existing utility and street network. <br /> <br />(f) Mix of land use types. <br /> <br />Amendment #2 does not change the existing mix of land use types. <br /> <br />(g) Provision of a housing type or target housing price that is desirable to the City. <br /> <br />Amendment #2 does not change the Lyngblomsten housing types or target housing prices. <br /> <br />(h) Other public benefits and values as recognized in the City’s Comprehensive Plan. <br /> <br />BE IT FURTHER RESOLVED the requirements of Ordinance No. 07-19, Resolution No. 19- <br />42, Resolution No. 20-44, and Resolution No. 20-94 are still in effect; and <br /> <br />BE IT FURTHER RESOLVED the Lyngblomsten PUD Development Stage Plan and PUD <br />Final Plan Amendment #2 is approved as follows: <br /> <br />1. The fence along the north lot line is not required to be installed with the condition that <br />additional landscaping is planted. <br />a. The landscape plan shall be revised by a professional landscape architect and <br />submitted to City staff for review and approval. <br />25
